Questions are an inevitable part of the design and construction process, particularly at the frontend of a project. And as an architect or builder, you should welcome questions from your clients or prospective clients. They demonstrate the project owner is interested, involved, and serious about hiring an architect or builder.

1.Can you source all required materials and project manage our required works?

A: Yes. The vast majority of our jobs include us sourcing all materials, handling all personnel and ensuring the project is completed to the highest standard. This is inclusive in our service. Our experience has shown that customers who attempt to project manage multiple tradesman and sourcing materials themselves more often than not turns into a false economy with no savings and increased overall costs. You will have a much better experience contracting a company to complete your project from start to finish.

2.How long does it take to build a Kitchen Extension?

Design: We advise clients to allow 12 weeks for the Design Phase. This allows 2 weeks to survey the property, amend your design and for your designer to prepare and submit the planning application.
Planning generally takes 8 weeks, and the final 2 weeks allows for our team to produce your Structural Calculations and Building Reg. Drawings.
Build: A typical ground floor extension will take about 12 weeks to build, but this can vary in length depending on the specification of the project. For example, opting for an all-glass roof adds 2 to 4 weeks onto the build.
Our team will offer an estimate on the Build duration which is tailored to your project and personal preferences prior to the Build.

3.Is there any obligation beyond the Design Phase?

We operate a two-stage process and there is no obligation to commit beyond the design phase. On receipt of planning permission,
we will offer you a meeting with our construction team which will enable Build Team to offer their detailed schedule of works. You are absolutely free to invite competitive bids from other contractors should you wish to do so.

4.Do you do other types of building work?

Yes absolutely – as long as we are carrying out an extension. As a specialist company, our focus is on creating high quality home extensions that will add value and a great living space to your home.
We do understand that when you are looking to carry out a home extension, there might be a bathroom refurb or reconfiguration somewhere else in your home
and we would absolutely be able to help with the additional works while we’re onsite for the extension.

5.Can I still live in the house during the Build?

A number of our clients choose to move out during the works, however it’s perfectly possible to live in. If you want to do that, we can even create a temporary kitchen until your new kitchen extension is ready.
One point to bear in mind is that if your property doesn’t have rear access, then we’ll have to bring everything through the house. If that’s the case, we will always fully protect the hallway and any floor surfaces.

6.What are Building Regulations?

When you begin a Build you will need to assign a Building Control Officer to oversee your project. They are there to ensure the project is being carried out safely and to an acceptable standard.
If your Building Control Officer has any queries throughout the Build, our Design Team will be on hand to answer their questions.

7.Who should I contact if I want to talk about my project?

For both Design & Build, you will receive one dedicated Architectural Designer or Project Manager who will manage your project from the start to end. They will be in close communication with you throughout the process
and they’ll be on hand to answer any questions.

8.Is the work guaranteed?

All the work is guaranteed.
All structural work is carried out strictly to structural calculations and overseen and passed by Building Control.
Electrical is carried out and certified with an NICEIC qualified electrician.
Plumbing is performed and certified by a certified Gas Safe engineer.
Appliances (Boiler’s, ovens, Velux etc.) also have their own warranties.

9.What is permitted development and can I build my extension under this process?

If your property is not in a conservation area you may have permitted development rights (PD). This means you can build your extension without having to go through the planning permission process.

It is important to be sure that planning permission is not needed, before you go ahead with your extension.

10.What is a party wall agreement and do I need one for my extension?

A party wall agreement is required if your home has a wall that is connected to another property on either side.
Each neighbour will have to be informed of the proposed works using a party wall notice form at least two calendar months before the intended start of the build. The party wall agreement is there to protect you and your neighbour from issues that might arise due to work done on the party wall. It draws up an agreement between you and your neighbour on what needs to happen if there is a problem.  By law your neighbour can insist you have one before the work starts. This process is handled by clients directly, however if required Simply Extend can advise you on this process and put you in touch with one of our certified party wall surveyors.

11.What different types of extensions can I build on my property?

There are many different types of extensions that can be added to your property such as rear kitchen extensions, side return extensions and even double storey extensions.
Extensions in London are a great way to expand and totally transform your home space.

12.How much does a home extension cost?

The price of a London home extension varies massively depending on what your specification is and what exactly you want doing with your extension. Some people require a small bedroom and ensuite, other households need a brand-new kitchen or living space and some even require double storey extensions. The style of your extension will also affect the cost, depending on the type of windows and doors you would like fitted.

13.Do I Always need Building Regulations?

Building Regulations are not necessary for the erection of a detached single storey building if it’s less than 30 sqm or for the erection of any building less than 15 sqm  as long as there is no sleeping accommodation or conservatory extension with and internal floor area less than 30sqm. Approval for repairs are also not necessary as long as the materials replaced match the existing ones.

14.What is a completion certificate

Beside having to comply with the Building Regulations you also have to have inspections on site to ensure that.
The inspections lead to a final sign off without which you could be fined up to £5,000 and/or forced to re-do work.
In addition to this, lack of compliance will result in the local authority searches making it impossible to sell the property.


As of October 2019, new rules are being phased in which will allow homeowners to build extensions onto detached homes without requiring planning permission, under the usual rules of permitted development.  This will make adding a two-storey extension to your home no more complicated than having a loft conversion. This doesn’t mean that there is no paperwork involved in undertaking a two-storey extension, but it will make obtaining permission for the extension much simpler.  Applications for lawful development will need to be submitted to the council, but the requirements are much less strict and sometimes only a letter and a sketch will be enough evidence needed to gain permission.
